THIS PROJECT WAS DESIGNED FOR OCCUPANCY BY THE OWNER AND TENANTS. SPACE.
THE SITE WAS APPROXIMATELY 117′ WIDE BY 77′ DEEP WITH AN AREA OF APPROXIMATELY 9,400 SQ. FT.
THE SITE WAS ZONED FOR DOWNTOWN OFFICE. WITH 25′ SETBACKS ON BOTH SIDES
THE SITE WAS, FOR ALL PRACTICAL PURPOSES FLAT.
THERE WERE TWO BUILDINGS ON THE SITE PRIOR TO CONSTRUCTION.
ON SITE RETENTION WAS NOT REQUIRED.
THE BUILDING WAS FOR PROFESSIONAL AND SERVICE USE.
THE PARKING GOALS WERE MET BY UTILIZING ON SITE AND OFFSITE PARKING.
THE TWO STORY PLAN CREATED ABOUT 7,500 SQ. FT. OF CONDITIONED SPACE
THE ZONING PERMITTED COVERED PARKING IN THE SETBACKS. THIS MADE IT POSSIBLE TO CREATE DECKS ON THE SECOND FLOOR.
THE FLOOR AREA RATIO WAS APPROXIMATELY 89 PERCENT.
THE PARKING RATIO WAS OVER 3.8 SPACES PER 1,000 SQ. FT. OF FLOOR AREA.
OPEN SPACE REQUIREMENTS WERE MET.
THE PROJECT DESIGN FULFILLED THE OWNERS DESIRES, BOTH FUNCTIONALLY AND ESTHETICALLY.
PART OF THE DESIGN PROCESS INVOLVED AN ANALYSIS OF BUILDING THE BUILDING IN TWO PHASES TO PERMIT RETAINING SAME INCOME GENERATED BY THE EXISTING BUILDINGS.
THE PROJECT RECEIVED ALL NECESSARY GOVERNMENTAL APPROVALS .
NUMEROUS MEETING WERE HELD WITH THE OWNER AND GENERAL CONTRACTOR TO ENSURE THE PROJECT WAS AS DESIGNED, ON BUDGET AND ON TIME.
APPROXIMATELY 75 PERCENT OF THE BUILDING WAS LEASED BY THE TIME THE STRUCTURE WAS READY FOR TENANT IMPROVEMENTS.
