  • THIS PROJECT WAS DESIGNED FOR OCCUPANCY BY THE OWNER AND TENANTS. SPACE.
  • THE SITE WAS APPROXIMATELY 117′ WIDE BY 77′ DEEP WITH AN AREA OF APPROXIMATELY 9,400 SQ. FT.
  • THE SITE WAS ZONED FOR DOWNTOWN OFFICE. WITH 25′ SETBACKS ON BOTH SIDES
  • THE SITE WAS, FOR ALL PRACTICAL PURPOSES FLAT.
  • THERE WERE TWO BUILDINGS ON THE SITE PRIOR TO CONSTRUCTION.
  • ON SITE RETENTION WAS NOT REQUIRED.
  • THE BUILDING WAS FOR PROFESSIONAL AND SERVICE USE.
  • THE PARKING GOALS WERE MET BY UTILIZING ON SITE AND OFFSITE PARKING.
  • THE TWO STORY PLAN CREATED ABOUT 7,500 SQ. FT. OF CONDITIONED SPACE
  • THE ZONING PERMITTED COVERED PARKING IN THE SETBACKS. THIS MADE IT POSSIBLE TO CREATE DECKS ON THE SECOND FLOOR.
  • THE FLOOR AREA RATIO WAS APPROXIMATELY 89 PERCENT.
  • THE PARKING RATIO WAS OVER 3.8 SPACES PER 1,000 SQ. FT. OF FLOOR AREA.
  • OPEN SPACE REQUIREMENTS WERE MET.
  • THE PROJECT DESIGN FULFILLED THE OWNERS DESIRES, BOTH FUNCTIONALLY AND ESTHETICALLY.
  • PART OF THE DESIGN PROCESS INVOLVED AN ANALYSIS OF BUILDING THE BUILDING IN TWO PHASES TO PERMIT RETAINING SAME INCOME GENERATED BY THE EXISTING BUILDINGS.
  • THE PROJECT RECEIVED ALL NECESSARY GOVERNMENTAL APPROVALS .
  • NUMEROUS MEETING WERE HELD WITH THE OWNER AND GENERAL CONTRACTOR TO ENSURE THE PROJECT WAS AS DESIGNED, ON BUDGET AND ON TIME.
  • APPROXIMATELY 75 PERCENT OF THE BUILDING WAS LEASED BY THE TIME THE STRUCTURE WAS READY FOR TENANT IMPROVEMENTS.
