- THE SITE WAS, FOR ALL PRACTICAL PURPOSES FLAT.
- THERE WERE TWO BUILDINGS ON THE SITE PRIOR TO CONSTRUCTION.
- ON SITE RETENTION WAS NOT REQUIRED.
- THE BUILDING WAS FOR PROFESSIONAL AND SERVICE USE.
- THE PARKING GOALS WERE MET BY UTILIZING ON SITE AND OFFSITE PARKING.
- THE TWO STORY PLAN CREATED ABOUT 7,500 SQ. FT. OF CONDITIONED SPACE
- THE ZONING PERMITTED COVERED PARKING IN THE SETBACKS. THIS MADE IT POSSIBLE TO CREATE DECKS ON THE SECOND FLOOR.
- THE FLOOR AREA RATIO WAS APPROXIMATELY 89 PERCENT.
- THE PARKING RATIO WAS OVER 3.8 SPACES PER 1,000 SQ. FT. OF FLOOR AREA.
- OPEN SPACE REQUIREMENTS WERE MET.
- THE PROJECT DESIGN FULFILLED THE OWNERS DESIRES, BOTH FUNCTIONALLY AND ESTHETICALLY.
- PART OF THE DESIGN PROCESS INVOLVED AN ANALYSIS OF BUILDING THE BUILDING IN TWO PHASES TO PERMIT RETAINING SAME INCOME GENERATED BY THE EXISTING BUILDINGS.
- THE PROJECT RECEIVED ALL NECESSARY GOVERNMENTAL APPROVALS .
- NUMEROUS MEETING WERE HELD WITH THE OWNER AND GENERAL CONTRACTOR TO ENSURE THE PROJECT WAS AS DESIGNED, ON BUDGET AND ON TIME.
- APPROXIMATELY 75 PERCENT OF THE BUILDING WAS LEASED BY THE TIME THE STRUCTURE WAS READY FOR TENANT IMPROVEMENTS.
